What we're notA real estate brokerage. We take no referral fees and no part of a commission.

What we do

Each week we search what people in a market are saying in public, mostly on Reddit, and read every post on its own. Buyers stay; renters, sellers, browsers and people who have already bought are removed. One agent gets the list: the link to each post, one line on why it matters, and a suggested reply they can post under their own name.

Our principles

  • The agent does the talking. We never post, comment, message anyone or run bots.
  • Public posts only. We share a link and our own summary, never a username or contact detail, and we never sell personal data.
  • One agent per market. Each market's list goes to one agent, for as long as they keep it.
  • A flat fee. The same price every month. No referral fee, no share of a commission.
  • No padding. A quiet week means a shorter list, never one filled out with browsers or renters.

We work this way for a reason. LeadSynth started as software that found buyers online and messaged them automatically. The finding worked; the automated messaging didn't, and platforms are right to ban it. So we kept the research and left the conversation to the agent. The method page spells out every rule.

Markets

Live: the Greater Toronto Area. Opening next: Vancouver, Calgary, Ottawa, Austin, Denver and Seattle. Other large Canadian and US markets on request.

Research

Each month we publish a Buyer Pulse report for each live market, and we write plain-English guides for agents, with sources. Journalists and researchers are welcome to cite our numbers with a link.
