Exclusive vs shared real estate leads: what's the difference?
A shared lead is sent or sold to more than one agent, so whoever reaches the person first usually wins; an exclusive lead goes to one agent only. Exclusive leads cost more, but neither kind guarantees the person is ready to buy, and "exclusive" only describes who the seller of the lead sends it to.
How the big platforms share leads
Sharing is the default on several of the platforms agents know best, and exclusivity is the upgrade:
- Realtor.com Connections Plus. Agents pay a fixed monthly rate by ZIP code; leads "are shared with other agents by default; exclusivity costs extra", and "a single inquiry can go to several agents at once", according to Clever Real Estate's review (Clever, updated Sept 2026).
- Zillow, inside a team. For phone leads, Zillow "randomly chooses up to 10 of your selected agents, then calls them all at once. The first agent to answer gets assigned the lead." Inbox leads can instead go round robin, one agent at a time (Zillow help center).
- HouseSigma, in Canada. Agents claim buyer leads under a level system tied to their conversion rate. Higher levels can claim more leads per day with less delay, and "Level 3-4 agents get first access to new leads for 15 minutes, then leads gradually open up to all lower levels" (HouseSigma agent docs).
The pattern is the same: when more than one agent can get a lead, speed decides who gets it, and the person on the other end may hear from several agents in quick succession.
Shared vs exclusive at a glance
| Shared lead | Exclusive lead | |
|---|---|---|
| Who gets it | Several agents | One agent |
| Price | Lower per lead | Higher per lead, or a premium tier |
| What wins | Response time, often minutes | Follow-up and judgement |
| Experience for the buyer | Several calls or emails at once | One conversation |
| Guarantees intent? | No | No |
What "exclusive" can't promise
Exclusivity is about distribution, not about the person. An exclusive lead can still be someone who was idly checking a home value, who already has an agent, or who isn't buying for two years. Before paying a premium, ask what the person actually did: filled in a form, asked a question about a specific home, or said they're pre-approved.
There's a second limit when the lead comes from public information. LeadSynth's Buyer Briefs go to one agent per market, so the brief is exclusive, but the posts in it are public: anyone can read them, and another agent could find and answer the same thread on their own. What you're paying for is the weekly searching and checking, and getting there with a useful answer early, not sole access to the person.
Questions to ask any lead seller
- How many agents receive each lead, and how are they chosen?
- If it's "exclusive", exclusive for how long, and across which area?
- What did the person do to become a lead?
- What do I pay, and when: per lead, per month, or a share of commission at closing?
- Can I see a real sample from my area before I commit?
Costs are covered in more depth in referral networks vs paid portals vs flat-fee research.
Questions
What is a shared real estate lead?
An inquiry that's sent to more than one agent at the same time. Realtor.com's Connections Plus leads, for example, are shared with other agents by default unless you pay for exclusivity, according to Clever Real Estate.
Are exclusive leads worth the extra cost?
They can be if you're slow to respond or work alone, because you aren't racing other agents. But exclusivity doesn't make someone more ready to buy, so judge a lead source on what the person did, not only on how many agents get it.
Why does response time matter so much with shared leads?
Because several agents get the same person at once, and many systems give the lead to whoever answers first. Zillow's team routing, for example, calls up to 10 agents at once and assigns the lead to the first to answer.
Are LeadSynth's buyers exclusive?
The brief is: one agent per market gets it. The posts are public, so another agent could find the same thread themselves. LeadSynth never sells the same market's brief to two agents.
