Buyer leads for real estate agents in the Greater Toronto Area

Every Monday, one GTA agent gets a short list of people who said publicly that week, mostly on Reddit, that they're buying a home in Toronto or elsewhere in the GTA. Each row has the link, one line on why it matters, and a reply you can post under your own name.

Data last updated from the sweep of that week. Numbers below are a sample, not a market total.

Availability: the GTA is one market, and one agent gets it. We've invited our first GTA agent, so ask about availability. The price is $300 a month at the founding rate, the first month is free, there's no referral fee, and you can cancel any time.

What GTA buyers asked about recently

Our most recent sweep (7 Nov 2026) collected 87 public posts about buying, selling or renting in the GTA written roughly 10 Oct to 6 Nov 2026. 18 of them came from people buying a home here, once cross-posts were merged. 10 of them made that week's brief, which takes up to ten, strongest first.

What GTA buyers asked about

The most common topics were houses (10 of 18), mortgages and pre-approval (4 of 18), and condos (4 of 18). A post can touch several topics, so these don't add up to 18.

  • Houses (detached, semi or freehold)10 of 18
  • Mortgage, rates and pre-approval4 of 18
  • Condos4 of 18
  • A specific listing, building or area4 of 18
  • Budget, income or costs spelled out4 of 18
  • First-time buyers3 of 18
  • Townhouses3 of 18
  • New builds and pre-construction3 of 18

How we count: posts come from Google-indexed public Reddit threads that matched our weekly searches, dated from their post IDs (accurate to a day or two). Each was classified from its title and search snippet; topics are tagged by keyword, so treat them as a rough guide. Full numbers, method and limits are in the GTA Buyer Pulse for November 2026.

Areas covered

One GTA brief covers the whole region. The weekly searches look for people buying in:

  • Toronto
  • North York
  • Etobicoke
  • Scarborough
  • Vaughan
  • Markham
  • Richmond Hill
  • Mississauga
  • Brampton
  • Oakville
  • Burlington
  • Milton
  • Pickering
  • Ajax
  • Whitby
  • Oshawa
  • Aurora
  • Newmarket
  • King City

In the latest sample, the places buyers named most were Oakville (4), Toronto (3) and Mississauga (1). The other 10 buyer posts talked about the GTA as a whole or didn't say.

How the GTA brief works

  1. We search the week

The same set of searches runs every week over public posts in GTA real estate, personal finance and city communities, plus searches for buyers in Mississauga, Brampton, Oakville, Markham, Vaughan and more.

  2. Each post is checked

Every candidate is read and checked on its own before it goes on the list. Renters, sellers, browsers, people who already bought and anyone outside the GTA come out.

  3. You answer on Monday

Up to ten buyers, the most specific first (a stated timeline, pre-approval or active bidding), each with the link, why it matters and a suggested public reply. You post it, or your own, under your name.

What a row looks like

r/TorontoRealEstate · ~4 Nov

First-time buyer closing next spring. Wants a pre-approval held by December and is asking whether a broker or a bank gets the better rate.

Why it mattersClear timeline, and they haven't picked their team yet.

Suggested reply

"Get quotes from both. A broker can shop dozens of lenders on one application, and your bank will sometimes match once you show them a number. Ask each one how long they'll hold the rate. (I'm an agent in the GTA, happy to share a couple of broker names if useful.)"

What gets checked and taken out

Each post is read and checked individually, with an AI-assisted process, before it can go on a list. A post makes the GTA brief only if the person says they're buying (or buying and selling), the home is in the GTA, the post is from about the last 30 days, and it wasn't in an earlier brief. Cross-posts of the same question are merged. Everything else is removed, and if there are fewer than five good buyers in a week, the brief is shorter rather than padded. The full rules are on our method and privacy page.

Questions from GTA agents

How many GTA buyers will I get each week?

It changes from week to week. The numbers above come from the latest weekly sweep, and the monthly Buyer Pulse has the full breakdown. Before you pay anything, we'll send a free sample GTA brief so you can judge it yourself.

Do you cover Mississauga, Brampton, Oakville, Markham and Vaughan?

Yes. The GTA brief covers Toronto (including North York, Etobicoke and Scarborough), Mississauga, Brampton, Oakville, Burlington, Milton, Vaughan, Markham, Richmond Hill, Pickering, Ajax, Whitby, Oshawa, Aurora, Newmarket and King City.

Is the GTA exclusive to one agent?

Yes. One agent gets the GTA brief for as long as they keep it. The posts themselves are public, so another agent could find the same thread on their own; what's exclusive is our weekly research and the list.

Do you charge a referral fee or take part of my commission?

No. It's a flat research fee of $300 a month at the founding rate, whether or not anything closes. LeadSynth isn't a brokerage and receives no part of any commission. For how referral fees work in Ontario, see our guide to referral fees under TRESA.

Do you contact the buyers or post for me?

No. We never send DMs, post, comment or reply to anyone, in your name or ours, and we don't give you contact details. You decide whether to answer a post, and you answer it yourself, in public.

Are Ontario agents allowed to answer buyers on Reddit?

Each community sets its own rules on self-promotion, so read them first. RECO's guidance on online advertising says an agent's social media profile should make the agent and their brokerage readily visible, so put both in your Reddit profile. Our guide to finding buyers on Reddit covers what to post and what to avoid.

How do I start?

Email info@leadsynthai.app with your name, brokerage and the parts of the GTA you work. We'll send a free sample brief and tell you whether the GTA is still open.
